Each adult (anyone over the age of 18) planning to occupy the property must submit a completed application.
If an applicant is a student or not employed, a co-signer must be secured. The co-signer must submit a completed co-signer application, as well as pay a $40 co-signer application fee.
There is a $40.00 non-refundable application fee for each applicant that is payable at the time the application is completed.
A completed application consists of ALL the following:
- Valid Driver’s License, or Government Issued ID
- Most Recent Pay-Stub – (If you are self-employed then we will need your tax returns to verify income.)
Once your completed application, including all information listed above, is received, we will do the following (this is typically done in 3 business days, or less)
- Process your application
- Review your credit report
- Review your criminal report
- Verify your employment
- Verify your rental and personal references
After reaching a decision on your application we will do the following based on the decision
Acceptance: We will contact you to supply you with additional information. At this point you will have 72 hours to sign the lease and pay the security deposit. The property will remain on the market until the security deposit is received.
Denial: We will contact you to let you know why.
You have 2 options…. you can download our application or fill it out online. If you fill it out online, you will have the option to pay through our tenant pay portal. If you download our application and fill it out you will need to pay the application fee by CHECK, CASH, VENMO, or MONEY ORDER.
