Application Process

  1. Each adult (anyone over the age of 18) planning to occupy the property must submit a completed application.
  2. If applicant is a student or not employed, a co-signer must be secured. The co-signer must submit a completed co-signer application, as well as pay the $20 co-signer application fee.
  3. There is a $30.00 non-refundable application fee for each applicant that is payable at the time the application is filled out. Payment must be in the form of CHECK, CASH or MONEY ORDER.
  4. A completed application consists of ALL of the following:
    1. Application
    2. Valid Driver’s License, or Government Issued ID
    3. Most Recent Pay-Stub – (If you are self-employed then we will need your tax returns to verify income.)
  5. Once your completed application, including all information listed above, is received, we will do the following (this is typically done in 2 business days, or less)
    1. Process your application
    2. Review your credit report
    3. Review your criminal report
    4. Verify your employment
    5. Verify your rental and personal references
  6. After reaching a decision on your application we will do the following based on the decision
    1. Acceptance: We will contact you to supply you with additional information. At this point you will have 72 hours to sign the lease and pay the security deposit. The property will remain on the market until the security deposit is received. The security deposit must be paid in the form of a money order or check.
    2. Denial: We will contact you to let you know why.
